Planning Guidance for conservatories
A conservatory is both practicable and enjoyable. It will provide a versatile space that can be used in so many ways and also be the least expensive and easiest way of adding to your home.

Many families enjoy using the added space as an ideal playroom for the children. It can allow you to get the most out of the summer and your garden. Even on a cold day you can still enjoy being closer to nature and extending your summer throughout the year.

A conservatory also allows you to make the most of our precious sunshine. For entertaining, a conservatory provides the perfect setting for a dinner party or gives you space for a table and chairs to act as a breakfast room. Alternatively, it can be utilised as a light airy study for those who work from home. All in all, a conservatory provides a stylish and elegant way to add more space and flexibility to your home.

IPB Associates can give general planning guidance on planning policy for conservatories. Most properties have what is called “permitted development rights”. As long your permitted development rights have not been removed from your property, you will not usually require planning permission for a conservatory.

If your property has been extended in the past, you will have used up some (or all) of your permitted development rights and may then need Planning Permission. Notable exceptions to this are listed buildings and conservation areas.

Generally speaking, reasonably sized conservatories on residential properties are exempted under the current Building Regulations. The conservatory will, however, need to be separated from the remainder of the property by a physical barrier i.e. doors, in order that heat loss is minimised. The heating system will also need to be provided with separate controls.
