IPB Associates understand that managing a body of tradesmen or a contractor on site without any knowledge of the trades or building processes can lead to confusion and frustration on both sides and in some cases, the breakdown of the relationship between both parties. We can relieve you of these difficulties. When you employ us on your project, the stresses and strains of managing this situation will no longer be yours. We will look after the whole relationship for you, from first contact with the contractors through to final completion and sign off.

IPB Associates understand that completion by the planned target date can be threatened by a number of potential problems. Unless the project team has made some allowance for these problems in the baseline program and is vigilant in the monitoring of progress, irrecoverable delays can occur. We can provide solutions to meet clients' specific needs. We provide close monitoring against the baseline program, allowing delays to be identified early so that remedial action can be taken.

Subject to requirements and the needs of the project we can provide the following:

  • On site project management
  • Daily/weekly surveyor inspections
  • Weekly update reports of progress against schedule
  • Weekly update reports of costs against budget
  • Representation for any queries and variations

We ensure that we are responsible for checking that construction conforms to statutory requirements which will include planning permission, Building Regulations, fire safety standards, etc, and all stages are properly completed to a satisfactory standard of workmanship insofar as can be determined by visual inspection. This will involve periodic site visits to monitor progress but will not normally involve detailed checking of dimensions or testing materials. The contractor, on site, will supervise the work on a day-to-day basis and be responsible for the proper carrying out and completion of construction works and for health and safety provisions on the site. Below sets out our obligations for which we can be engaged to monitor and administer your construction project.

Project management obligations:

  1. Prepare the master programme.
  2. Ensure all the contract information is complete to enable construction to commence on the appointed date (drawings, specifications, schedules of work, master programme, method statement, etc).
  3. Carry out duties under the contract and carry out site visits to inspect and monitor the general progress of work and check that construction conforms to statutory requirements - planning consent/conditions, building regulations, fire safety, etc, and check quality of workmanship and materials.
  4. Record the visit in the inspection schedule and take photographs for evidence purposes.
  5. Update master programme and financial reports after site visit in line with work progress.
  6. Prepare and issue interim report/certificate for interim payment.
  7. Make sure that the financial aspects are settled accurately.
  8. Obtain the maintenance records together with services installations records from sub-contractors and suppliers.
  9. Prepare and issue practical completion report/certificate for payment.
  10. Make a final inspection (snagging check) to ensure that any defects are made good.
  11. Produce the final certificate for payment and handover.
  12. Compile the entire contract documentation records into a dossier and present to the client for his records.
